•Austin permitting. If you build in Austin instead, suites and residences add a flat $6,000 permit package. Studios need no building permit anywhere.
•Site-specific permits. In Austin, most site-specific permits are already built into the permit package. In San Antonio and other areas they aren't pre-loaded, so an occasional one could surface and would be quoted separately.
•Municipality requirements. If your city requires an update, fee, or upgrade, such as an electrical panel upgrade, that added cost would be reflected in your price.
•Utility runs beyond 50 ft. Utility connections are included up to 50 feet. Longer runs to reach power, water, or sewer add cost, confirmed at your site visit.
•Site preparation. Clearing, grading, tricky access, or an unusual lot can affect the site work you're responsible for unless contracted otherwise.
•Design packages. Our standard finishes are already premium. If you'd like to go a little more special, we offer design packages with touches like distinctive tile and wallpaper.
•Tailored floor plans. A $2,000 plan fee applies if you'd like to move windows, doors, or interior walls, plus any associated costs of the change.
